What Magnolia Homes Actually Need.
Magnolia is two neighborhoods wearing one name: 1940s–50s brick and rambler streets in the flats, and view homes on the bluff taking the full brunt of Puget Sound weather. Both are solidly built and both are old enough to need regular attention.
The bluff side earns its views by feeding wind-driven rain to every seal, sill, and stretch of siding facing the water. The flat side runs on mid-century bones — original panels, galvanized plumbing eras, and hardwood under decades of carpet.

The weather side does. Wind-driven rain off the Sound tests every seal and sill facing the water — the fix is catching soft trim and failing seals early, before water gets behind them.
