Home automation used to be a party trick. You'd show guests you could turn the living room lights off from your phone and watch them politely pretend to be impressed. That era is mostly over. Smart switches have become genuinely useful, the technology has stabilized, and the prices have dropped to the point where a reasonable upgrade makes real sense. But so has the complexity — and the wiring reality check that nobody mentions until after you've already bought the switches.
I've installed a lot of these. Here's what the product listings don't tell you.
What Smart Switches Actually Do

The features that actually get used daily are simpler than the marketing suggests. Schedules are the big one — lights that come on at sunset and go off at bedtime without you touching anything. Remote control is genuinely useful when you're traveling and can't remember if you left something on. Dimming changes the character of a room in a way that a standard switch never could.
The features that mostly serve as party tricks: the elaborate scenes ("Movie Mode" that dims three specific lights to exactly 34%), the color temperature cycling on compatible bulbs, and the IFTTT integrations that seemed clever until you stopped using them six weeks later.
The Wiring Check You Have to Do First
Here's what the box doesn't say in large print: most smart switches require a neutral wire to function. Older Seattle homes — anything built before the late 1980s — frequently have switch boxes wired without a neutral. The hot wire goes to the switch, the switched hot returns to the fixture, and there's no neutral in the switch box at all. It was perfectly adequate for a standard mechanical switch. A smart switch needs that neutral to power its electronics even when the light is off.
Before you buy anything, open the switch box and look. You're looking for a white wire that isn't being used by the switch itself — capped off or just sitting there. If you see it, you're fine. If the switch has only two wires connected and nothing else in the box, you have a neutral problem.
Your Options Without a Neutral Wire
You're not necessarily out of luck. Some manufacturers — Lutron Caseta is the most reliable example — have engineered switches that work without a neutral using a small amount of current that bleeds through the bulb load. This works fine with LED bulbs designed for dimming but can cause flickering or humming with certain cheaper LED fixtures. It's worth testing before you commit to a whole-house install.
The cleaner solution, if you're doing more than one or two switches, is having an electrician run the neutral wire to the switch boxes that need it. During a larger electrical project it's an incremental cost. As a standalone job it adds up quickly — but it's a one-time fix that opens up the full range of switch options permanently.
The Home Camera Ecosystem: What Nobody Tells You About Subscriptions
Home automation conversations always drift toward cameras. And the Ring doorbell conversation is where I've watched more customers get surprised by what they signed up for than anywhere else in the smart home space.
The hardware is genuinely good. Ring doorbells, Nest cameras, Arlo — the video quality has gotten excellent, the motion detection is reliable, and the app notifications work. I'm not saying it's wrong. The coverage is real and the peace of mind has value. Just go in with eyes open about where the expansion leads.

If the subscription model bothers you — and it should bother you at scale — there are solid alternatives. The basic principle: cameras that record to local storage (a hard drive or NAS on your network) rather than the cloud give you full footage retention with no monthly cost.

The tradeoff: local systems require a router that stays powered, a storage device that doesn't fail, and the willingness to maintain it. Cloud systems are more reliable in the "it just works" sense — backup power, redundant storage, automatic updates. You're paying for that reliability along with the convenience.
The Motorized Blinds Nobody Talks About Enough
Ask most people about home automation and they'll talk about lights and cameras. Ask me what feature my customers actually love the most after a year: motorized blinds. Not because they're technically impressive — they're not — but because of what happens on vacation.
Blinds that open at sunrise and close at sunset on a schedule, continuing that routine while the house is empty, are one of the most effective visual deterrents for opportunistic burglary that exists. A house where the blinds move like someone's home is a house that gets skipped. Combined with smart switches on a few interior lights, you create the impression of occupancy without any of the complexity of a full security system.

This isn't a reason not to do it — it's a reason to have an electrician assess the system before you buy hardware, not after.
The pattern I see: homeowner buys $600 worth of smart switches, gets partway through installation, hits problems, leaves half the house done, and the project stalls. The assessment conversation upfront costs a service call. The alternative costs that plus the frustration of a half-finished project.
When to Call vs. When to DIY
Swapping a standard switch for a smart switch is within the capability of a reasonably handy homeowner who's comfortable turning off the breaker and working carefully. The wiring is simple — hot in, switched hot out, neutral if you have it — and the manufacturers include clear instructions. If you can install a ceiling fan, you can install a smart switch.
Call an electrician when: you don't have neutral wires and need them run, you're doing more than 6-8 switches and want them done correctly and quickly, you're hitting anything unexpected in the box (aluminum wiring, signs of heat damage, unfamiliar wiring configurations), or your panel is due for an assessment anyway. A smart home retrofit is a natural companion to an electrical checkup — both require the same access and the same conversation about what your system can actually handle.
Seattle's older homes have character worth preserving. Their electrical systems sometimes need help catching up to the demands of modern living. That's not a problem — it's just a project. Get the assessment, know what you're working with, and the automation upgrade goes in clean.
